1.       Lender pre-approval .  Before starting the search for your new home, it’s smart to contact a lender to find out what you actually pre-qualify for. This way you can look at homes that you are qualified to purchase. You may already have an idea of the price range you would like to be in but your lender can provide a solid idea of what you can afford and what they will lend. Keep in mind that when you make an offer, you will need a pre-qualification/pre-approval letter to submit with your offer.

Good News for Sellers!

Home sales in Jacksonville are still rising according to the Northeast Association of Realtors.

If you are considering selling your home, it's a good time to do so. Interest rates are still at an all time low and buyers are out there looking. With inventory being low as well, your home if priced right can sell quickly!

Highlights
~ median sales price of $158,000 is 13.4 percent greater than last February and up from January’s $145,500 median
~ pending sales remain strong with a 26.2 percent increase from a year ago to finish with 2,341 homes under contract
~ there were 1,584 closed sales; up from January’s 1,396 sales but down five percent from February 2014
~ homes changed hands at a 90 days-on-market average

Whether you live in Nocatee or the Beaches, Southside or St Johns, safety concerns when selling your home should be a consideration.  As a Realtor, I’ve gone to many safety classes provided by the Northeast Florida Association of Realtors.  Here are some tips I’d like to share with you.

  1. Always have someone in the house with you when showing your home to a stranger.

  2. Ask to see identification prior to letting someone in your home. Write down there name and contact info on a sign in sheet.

  3. Even with someone else in the home, let the prospective buyer walk ahead of you. Never turn your back on them or go into a room first.

  4. Have an easy exit. Make sure you have more than one way out in the event of an attack.
